Data Centres & Digital Infrastructure
The physical foundation of the digital economy.
Hyperscale, colocation and edge data centre opportunities - originated from land and power, prepared to a development-ready standard and introduced selectively to matched counterparties.
The Market
Demand is not the constraint. Power, land and readiness are.
Demand for compute capacity continues to accelerate, driven by cloud growth and AI workloads. The binding constraints sit upstream: available grid capacity, suitable land with firm control, and sites prepared to a standard operators can underwrite.
The gap between raw land and a development-ready data centre site is wide. TEG Capital exists in exactly that gap: sourcing, evaluating and preparing opportunities until they are credible to the market.
Site Viability
What determines a viable data centre site?
Six factors decide whether a site becomes a data centre. They are assessed in this order of importance.
Power availability & connection status
Available electrical capacity, the position in the connection queue and the realism of any connection offer. Without credible power, nothing else about a site matters.
IT load versus total facility power
The relationship between usable IT load and total facility power, including cooling and conversion overheads. A site rated on headline capacity alone rarely supports the load an operator actually deploys.
Site suitability
Access, topography, flood risk, environmental and acoustic constraints, and the physical envelope required for halls, plant and yard space.
Planning and land control
The planning position, the realism of the promotion route, and the strength of land control - option, lease or freehold - through the development period.
Fibre connectivity
Proximity to diverse fibre routes and the feasibility of resilient, low-latency connectivity. Power gets a site built; fibre makes it operable.
Cooling and water considerations
The cooling strategy a location supports, its water availability and abstraction position, and the planning implications of each.
From Origination to Development Readiness
How a site progresses from first identification to the market.
- 01
Origination & screening
Proactive identification of land and assets with data centre potential, screened against our readiness criteria before any meaningful cost is committed.
- 02
Power & connection assessment
Evaluation of available capacity, connection queue position and procurement route - the single most decisive factor in a site's viability.
- 03
Site suitability & land control
Technical and environmental screening of the parcel, and the consolidation of land control - options, agreements or acquisition - through the development period.
- 04
Planning & technical workstreams
Coordinated progression of planning, grid, fibre, water and design workstreams toward a position a credible operator or developer can underwrite.
- 05
Commercial preparation
Preparation of the site pack, commercial structure and process approach, with every distribution standard and compliance gate satisfied before any approach.
- 06
Development-ready introduction
Selective, confidential introduction to matched operators, developers or capital - only once the site is genuinely prepared and the position is documented.
What Each Side Expects
Two perspectives, one prepared site.
- Credible power with headroom for phased IT deployment
- A planning position that can be underwritten on a realistic timetable
- Diverse fibre and a workable cooling and water strategy
- Land control strong enough to survive a multi-year development period
- A counterparty with demonstrated readiness, not just market presence
- A clear view of the grid position before approaching the market
- Options or agreements that hold land control through the process
- A realistic sense of the site's viable use, scale and phasing
- Documentation that answers technical questions before they are asked
- A distribution approach that protects confidentiality and compliance
TEG's Role
Commercial origination and preparation.
The firm's work sits between land and market: identifying opportunities early, assessing them honestly and preparing them properly before anyone approaches a counterparty.
Commercial origination
Sourcing powered land and data centre opportunities directly through landowner, developer and utility relationships, rather than waiting on listings.
Readiness assessment
An honest evaluation of power, planning, fibre and land control before an opportunity is prepared - and a clear view where it falls short.
Site preparation
Coordinating the technical, planning and commercial workstreams that move a screened site toward a genuinely development-ready position.
Selective introduction
Introducing prepared opportunities to matched operators and developers under documented standards, confidentially and without public marketing.
